Painting Lime-Plastered and Modern Walls in Tulbagh

Much of Tulbagh's older housing sits on lime-based plaster carrying many layers of previous coating. Modern acrylic seals those walls. The moisture that used to pass through then finds the weakest point instead, and it takes the plaster face with it when it goes. This is the single most expensive mistake made on these buildings, and it usually only shows up two or three winters after the paint went on.

Colour is the other thing worth sorting out before work starts. Where a property falls under local colour approvals, the shade and finish need to be agreed and recorded in writing before any paint is ordered. Off-white is not one colour. It runs from a warm cream through to a blue-grey, and picking the wrong end of that range on a large facade means repainting the whole thing rather than adjusting it.

Work on lime-plastered walls costs more per square metre than a modern acrylic repaint, and the gap is real rather than a premium for the address. Mineral and lime products cost more per litre, they need more coats, and the preparation is slower because it is done by hand. Compare quotes on the system specified, not on the total, because the two are not the same job.

The Painting Season in Tulbagh

Tulbagh has cold winter mornings with frost and summer afternoons well into the thirties, so both extremes rule themselves out.

  • Mid-September to the end of November is the best exterior run, with March to mid-April as the second option.
  • Frost mornings in winter mean an exterior coating cannot form properly, and a coating caught by frost before it cures does not recover.
  • Limewash is the exception to the usual advice about warm dry weather. It needs a slow, damp cure, so autumn mornings suit it far better than a hot dry summer wind, which dries it too fast and leaves it powdery.
  • Guesthouse owners generally find the shoulder weeks around Easter and the run-up to summer the easiest time to close rooms, and a room takes one to two days including drying.
  • Do not paint the western elevation in the afternoon during summer. The wall temperature makes an even finish effectively impossible.
  • Interior work is comfortable throughout the year, and thick-walled older houses stay workably cool even in midsummer.

Which System Belongs on Which Wall

Getting this right is more important in Tulbagh than in almost any other town in the district.

  • Older lime-plastered walls: limewash or a mineral silicate paint. Both bond chemically into the plaster and allow it to breathe, which is what keeps the substrate intact.
  • Do not apply a standard acrylic over limewash. It will not bond to it and it seals the wall. If someone quotes you an acrylic over an old limewashed facade without mentioning stripping, get a second opinion.
  • Modern plastered sections and newer additions: a normal 100% acrylic exterior is correct, cheaper, and entirely appropriate.
  • Interiors of thick-walled older houses: a breathable interior emulsion. A heavily washable plastic-feel coating on a cold solid wall encourages condensation to sit on the surface, which shows as damp patches and mould in corners.
  • Timber shutters, doors and window frames: water-based enamel over a wood primer. Oil-based enamel yellows quickly on the sun-facing side and the colour difference between elevations becomes obvious within two years.
  • Roofs: an acrylic roof coating over a rust-treated and primed surface, in a colour agreed up front where approvals apply.

Tulbagh Painting Questions

Can acrylic paint go over limewash?
No, not successfully. Acrylic does not bond to limewash and it seals a wall built to breathe, so you get poor adhesion in the short term and plaster damage in the longer term. The workable options are recoating with limewash, moving to a mineral silicate paint, or stripping back, which is slow and expensive.
Why does lime-plastered work cost more per square metre?
Three reasons: the materials cost more per litre, the systems usually need an extra coat, and the preparation is done by hand rather than with machinery. A quote at modern acrylic rates for a lime-plastered facade almost certainly means the wrong product is being specified.
How do I get a colour approved before work starts?
Have sample boards prepared and viewed on the actual wall in daylight, then record the exact product, colour code and finish in writing. Colours read very differently on a large sunlit facade than they do on a chip in a shop, and a whole-facade repaint is a costly way to learn that.
The old paint is flaking off in large sheets. What causes that?
Nearly always a sealing coating applied over a breathable substrate. Moisture builds up behind the film until it lets go, taking the coating and often the plaster face with it. The repair is to remove the failed material, allow the wall to dry, make good the plaster, and recoat with a compatible system.
Can a guesthouse be painted without closing?
Yes. Rooms are done one or two at a time on an agreed schedule, and with water-based products a room is generally usable again the next day. Exteriors are phased elevation by elevation so guest access and parking stay open.
