Damp, Mould and Repainting in the Slanghoek Valley

The practical result is that south and mountain-facing walls stay damp long after a wet spell, and that is where you see black spotting, green algae growth and coatings breaking down from underneath. The sequence that actually works is fungicidal wash, dwell time, rinse, then a proper dry-out before any coating goes near the wall. Skipping the dwell time is the usual shortcut. Damp work is the one line item worth being fussy about. A quote that lists damp proofing as a single figure with no method attached is a guess. Ask which type of damp was identified, what the treatment is, and what happens if it returns. Wall painting prices assume the surface is dry when work starts, which in this valley is a scheduling question as much as a pricing one.
When the Valley Is Dry Enough to Paint
Slanghoek has a shorter usable exterior season than the towns out on the valley floor, so timing matters more here.
- October to April is the working window. Outside it, walls simply do not dry through between rain events.
- The wall has to be dry all the way through, not dry to the touch. After a wet week, allow three to five dry days before coating. A moisture meter reading under about 15% is the practical go-ahead.
- Work south and mountain-facing walls in the middle of the day when they get whatever direct sun they are going to get. Save north walls for early morning or late afternoon.
- Stop exterior application by around three in the afternoon in autumn. The valley cools quickly and dew forms early, which ruins a film that has not set.
- Guest cottages are easiest to schedule in the shoulder weeks either side of peak season, and a cottage exterior is usually a two to three day job.
- Interior work carries on through winter without difficulty, provided the room can be ventilated on dry days.
Coatings That Resist Mould and Algae
In a shaded, higher-rainfall valley, the difference between a coating that lasts and one that does not is mostly about breathability and biocide.
- Exterior walls: an acrylic with a biocide in the film, such as Dulux Weathershield or Plascon Wall & All. Understand what the biocide does though. It slows regrowth on the new film; it does not kill what is already in the wall, which is why the fungicidal wash comes first.
- Older solid walls: a breathable or mineral-type coating so moisture inside the wall can escape. This is the opposite of what most people assume, which is that a wetter area needs a more waterproof paint.
- Never apply a high-build waterproofing membrane to a damp solid wall. It traps water behind the film, and the film lifts off in sheets along with the plaster face.
- Bathrooms and kitchens in cooler cottages: a mould-resistant low-sheen such as Plascon Kitchens & Bathrooms. Matt PVA in a cold, poorly ventilated bathroom will spot within a year.
- Roofs and parapets: acrylic membranes work well on most details, torch-on where the junction demands it. Leaks in this valley almost always start at flashings, parapet junctions and around chimneys rather than in the open field of the roof.
- Exposed timber: a penetrating oil sealer, recoated every twelve to eighteen months on the faces that take direct sun and rain.
