Painting Farm and Smallholding Buildings in Goudini

Very little work in Goudini is a single house. It is usually a homestead, two or three cottages, a shed or implement store, and a few hundred metres of werf wall. Pricing that as one lump sum hides where the money actually goes, which is why it is worth insisting on a quote broken down per building. It also lets you phase the work over two seasons if the whole package is more than you want to spend at once.

The deciding factor on most Goudini roofs is rust, not paint. Old galvanised and corrugated sheeting can carry a coating for another decade if the rust is still surface level, but it has to be ground or wire-brushed back to sound metal, treated, and primed with a galvanised iron primer before anything else goes on. Where sheets are perforated or the laps have gone, coating them is money thrown away and those sheets should be replaced first.

Multi-building jobs are normally quoted as one phased package. Bundling the homestead, the cottages and the sheds into a single mobilisation is the cheapest way to do it, because set-up, access equipment and travel are paid for once rather than three times. Quantities on sheds and walls should be measured on site, not estimated off a plan.

When to Paint on a Working Farm in Goudini

The painting calendar here has to fit around the farming one, which narrows things more than the weather does.

  • Late September to November is the best run: warm, dry, and before the valley reaches its hottest.
  • March onwards, once harvest and cellar intake pressure has eased, is the other reliable window.
  • January and February are worth avoiding on two counts. The valley heat makes wall and roof coating unreliable, and nobody wants scaffolding on the werf during picking.
  • Roof work starts at first light. By mid-morning in summer a metal roof is too hot to coat properly and genuinely unsafe to walk on.
  • Winter is interior season only. Cold sheeting carries condensation well into the morning, and no coating bonds to a wet surface.
  • Steel and gates need the dew off first. Mid-morning starts, not seven o'clock.

Products That Hold Up on Farm Buildings

Farm buildings fail in specific places, and each one has a matching product answer.

  • Plastered walls: a 100% acrylic exterior such as Dulux Weatherguard or Plascon Wall & All. Resist the temptation to use a cheap roof and paving paint on large shed walls; it looks fine for a season and then chalks.
  • Old galvanised roofs: a galvanised iron primer or etch primer, then an acrylic roof coating like Duram Roof Paint or Plascon Nuroof. Skipping that primer is the single most common cause of paint lifting off zinc in sheets.
  • Rusted steel: a rust converter or zinc phosphate primer, then two coats of enamel. Duram NS4 or an equivalent direct-to-metal enamel works well on gates, burglar bars and carport frames.
  • Wall bases showing white salting: strip back, let the wall dry out, treat, then use a breathable coating. A plastic-film paint over salts will blister again inside a year.
  • Timber stable doors, beams and pergolas: a penetrating sealer such as Woodoc Exterior rather than a film-forming varnish, which cracks and peels under valley sun.
  • Cellar and food-handling areas: a washable coating rated for the environment, with the product name written into the quote so it stands up to an audit.

Goudini Farm Painting Questions

How do you price a property with several buildings?
Each building is measured and priced on its own, then the whole lot is bundled into one mobilisation. That way you can see what the homestead costs against what the cottages cost, and you can drop or defer a building without the rest of the quote changing.
Is it worth painting a rusted zinc roof or should we replace it?
If the rust is surface level and the sheets and laps are sound, treating and coating at R120 to R210 per square metre is a fraction of replacement. Where sheets are perforated, thin at the laps, or lifting, replace those sheets first and coat afterwards. Coating a failed sheet just hides the hole.
Can the work fit around harvest?
Yes, and it usually has to. Most farm exteriors around Goudini are booked either before December or from March once the pressure comes off.
Why does paint keep flaking off near the bottom of our walls?
That is almost always rising damp carrying salts, often made worse by irrigation running close to the wall. Another coat will not fix it. The wall needs to be stripped back, allowed to dry, treated, and finished with a breathable coating, and the water source needs to move away from the base.
Do you paint inside cellars and packing areas?
Yes. Those need washable coatings that survive hosing down, and the specific product should be named on the quote so it satisfies your food safety or audit requirements.
